Leave The Legacy Of Home And Hope

Making a will is one of the most impactful ways to extend your love and generosity to your family and friends. It can also help provide homes and hope for your community. By leaving a gift to Habitat DC-NOVA in your will or trust, you are building a powerful legacy of reducing barriers to housing for individuals in our region. Legacy giving isn’t only for the wealthy — gifts of any size are deeply appreciated, and there is a wide range of gift sizes.

Qualified Charitable Donations

Individuals who are 70.5 and older can donate directly from their IRA accounts to a qualified charity to meet their minimum required distribution. These distributions are not counted as income so donors can also avoid the typical tax burdens. However, QCD’s must come from traditional or inherited IRAs only. The donation must come directly from the IRA administrators.

Real Estate

Donating real estate such as a home or commercial property is a terrific way to support Habitat DC-NOVA. Your gift can qualify as an in-kind donation, or the sale of the property can be used to support our work. If selling the property, donors can avoid capital gains tax if proceeds are given to charity.

Land

In addition to property, Habitat will also accept undeveloped land. If you own land you wish to sell or know land parcels to recommend, please contact Michael Spotts at michael.spotts@habitatdcnova.org.

Savings Bond

If you have bonds that no longer earn interest, you will owe income tax on the appreciation if redeemed. If donated to Habitat DC-NOVA, 100 percent of the gift will go towards the mission as a tax-exempt organization.

IRA Distributions

Donors can reduce or even eliminate the tax liabilities on their retirement plan by naming Habitat DC-NOVA as direct beneficiary. Donors chose the amount to give, and the money is received directly from their IRA administrator.

Stock
Life Insurance

If your life insurance policy has outlasted its original purpose, you can fund a gift while enjoying tax savings during your lifetime. Donors receive a charitable income tax deduction for the market value of the policy.

Donor Advised Funds

Donor Advised Funds allow donors to contribute cash, stock shares, and other assets to their chosen non-profit. These are community organizations like the Arlington Community Foundation, national organizations like Vanguard and public foundations like the Peace Development Fund. For donors, these funds provide immediate tax benefits whether the money is donated to charity right away or allowed to grow tax-free in the fund.

General Bequests

Donors leave an outright gift of cash, securities or other property by designating a specific dollar amount, a particular asset or a fixed percentage of your estate to Habitat DC-NOVA. “After taking care of all expenses, debts and other provisions, I give, devise and bequeath ___ percent of the rest and residue [or $___ if a specific amount] to Habitat for Humanity of DC & Northern Virginia [Tax ID# 52-1589700] currently with administrative offices at 4245 Fairfax Dr #650, Arlington, VA 22203.”

Specific Bequests

Donors can leave an outright bequest for a specific purpose such as supporting home repair or a specific project. “I, [name], of [city, state, ZIP], give, devise and bequeath to Habitat for Humanity of DC & Northern Virginia [written amount or percentage of the estate or description of property] for its charitable purposes, including but not limited to ___________ use and purpose.”

Contingency Bequests

Donors can make a contingency gift to Habitat DC-NOVA to receive a portion of their estate if the named beneficiary does not survive them. “If any of the beneficiaries named in this will should die before becoming entitled to receive their distributive share of my estate, I direct my trustee to pay or transfer the share to which such beneficiary would otherwise be entitled to Habitat for Humanity of DC & Northern Virginia for its unrestricted use and purpose.”

Charitable Lead Trusts

These trusts allow you to remove assets from your estate to benefit Habitat DC-NOVA. Assets are transferred into a trust which pays annual amounts and can be managed by experienced professionals. Charitable lead trusts offer financial benefits by sheltering investment earnings from income tax.
