55th Street Duplexes – Washington, DC

  • 17 duplexes with 3bd/2ba to accommodate families

Habitat DC-NOVA is currently developing 17 duplexes in the Deanwood neighborhood of Northeast DC. All of the homes will be sold at or below 80% Median Family Income. The homes will become part of the Douglass Community Land Trust, ensuring permanent affordability and further decreasing the purchase price for homebuyers. Through a long-term ground lease and resale agreements, the homes will be stewarded by the CLT and resold to income-qualified families at any future sale. Additional partners include Stoiber + Associates and VIKA Capitol.

Habitat DC-NOVA has built 61 homes in the Deanwood neighborhood since 2004, including the award-winning first Passive Homes in the District in 2012. All 17 homes in this project will be built and certified to Passive House standards of energy efficiency. Passive building provides energy savings of at least 40-60% through superior air sealing, insulation, energy recovery systems, high-performance windows, and durable materials that minimize weather damage. The project will be constructed to be “solar ready,” meaning it will be prewired for residents to take advantage of the District’s solar installation programming. By prioritizing energy conservation and home durability, these passive homes will significantly reduce homeowners’ utilities and maintenance costs and their environmental footprint.
