Over time, housing has become one of the most unaffordable things for average families. Due to rising construction costs, property taxes, and HOA fees, many hard-working families have become priced out of the market. Affordable housing can be achieved naturally by having the right income in the right area. However, Habitat uses affordable housing to refer to specific subsidized housing with income qualifications and below-market rates.
Habitat DC-NOVA works with individuals up to 80% AMI level, defined by HUD annually. The income levels differ by location and household size. In 2026, 100% AMI is $166,610 meaning the median income of DC, VA, MD, and WV is about $166,000. On the other hand, the median home price in 2026 in DC, VA, MD, and WV is about $595,000, nearly 4x the median income. Unfortunately, renting in the area is also expensive, with 1/3 of household paying more than 30% of their income on housing. The average rent in Washington D.C can range from $1,840-$3,951 depending on the size and location of the unit.
